Who’s looking out for you before your closing?

A few phone calls to keep it all on track.
I had a closing yesterday with a couple I’ve been working with for about 5 weeks. They were great buyers; knew exactly what they wanted and worked hard to make sure everything happened on their end that needed to happen in order to close in a timely manner. A lot of things can go wrong during the period from making an offer to actually getting the keys. While most of these can be headed off at the pass before they explode into real problems that can hold up your closing, it takes a watchful eye and some coordination skills to keep it from happening.
Typically, after the inspections are done and the amendments are signed, and the lenders and title companies are off doing their jobs, things can get a bit quiet. This is the time when I find buyers and sellers are most anxious. They feel like they don’t know what’s going on everything is out of their control and in someone else’s hands.
But this isn’t quiet time at all. There is a lot going on “behind the scenes” and this is the time when the most potential pitfalls occur. This is when transactions fall apart and closings are held up or canceled altogether. No one likes to watch a transaction crumble – buyers, sellers, agents, lenders, title companies – everyone has a vested interest in seeing a home move all the way through closing.
So who’s looking out for you?
If you’re working with me, I am. If you’re working with another Realtor® your answer better be that they are. If not, you’ve got problems. When the little things start to pop up in the transaction during closing, you need to know that your San Antonio real estate agent is on top of them. This most recent closing had very few bumps in the road and it went almost perfectly smooth, but there we were at the final walk through when a problem occurred. It wasn’t a major issue that was going to derail the transaction, but it was enough to concern my clients and me. That’s when I’m at my best – problem solving for my clients. With a few phone calls we found a workable solution that benefited my clients and we were off to the bank to get the funds in order to close. A few hours later, the new owners took possession of the home (after closing and funding) and we met at the house, moved a few things in and celebrated their new purchase.
Who’s looking out for you before your closing? Knowing you have a Realtor® you can trust and who will keep your best interests in mind at all times is crucial. So next time you’re worried about how your closing is going, ask your San Antonio real estate agent – it’s your right and their duty.
