It’s that time of year when everyone starts thinking of the toys and presents, gadgets and gizmos, new kicks and latest threads. It’s Christmas Eve and my wife and I haven’t even gone shopping for each other yet. She knows a few things that I want, but this post is about something entirely different (although, if anyone wants to send me an iPhone 3GS or a decent 4.3 inch GPS with Bluetooth, please feel free to ship them to my office address).

This is actually about my goals for 2010. I spent a day in a class not that long ago, building a business plan and setting goals for myself for the coming year. Since moving to RE/MAX Access, I have done well, but I want next year to be a phenomenal break-out year for myself. Sure, money is a big part of that (it’s nice to have continuous income), but there’s more to it than that. I’m ready to push higher and further in the San Antonio real estate market and make my presence known by more people than before.

I want to help my office move further too. RE/MAX Access is a small office, but we have already proved ourselves as a tight, well-trained, efficient real estate office. We’re climbing higher and as we grow the office, more opportunities will present themselves to us. I praise my broker, Sheila Moran for her refusal to fill her office with warm bodies just for the sake of collecting fees from them. Sheila is on a mission and it’s a big part of why I joined her and her sister’s ranks. These two have proved, along with our agents and staff that the theory of mass-recruiting and high pressure sales don’t have to be a part of real estate. They continue to prove that well trained agents who are happy with their jobs and have passion and a desire to make it further in their careers and their lives can make for a very successful team.

And so…I have a goal.

I have a plan for 2010 that involves many different facets of the business. This particular goal though is a time line goal for the short-term and one that I feel will help me start off the year with a bang. So I turn to my readers and visitors. Although I will be working hard to accomplish this goal, you can all take a part in the effort as well. As any real estate agent will tell you, referrals are where the majority of our business is built. Whether it’s a seller or a buyer that we’ve worked with telling their neighbors about us or someone I know mentioning my name to their friend who mentions real estate, referrals are the single best way to expand business.

My goal is to list four homes by February 14, 2010. Four new homes on the market with four new sellers as my clients. With the extension and expansion of the First Time Home Buyer Tax Credit, the early part of the year is going to be a great time to get your home prepared and on the market. The tax credit will expire on May 1, 2010 so buyers will be shopping early in the year in order to make sure they don’t miss out.

How can you help?

There are quite a few different things you can do to help me achieve this short-term goal. First, you’ve been visiting, reading, and enjoying – why not tell a friend or two. Send a link to someone you know when you read a post you like or think might be useful to them. Talk to your neighbor and give them the URL. You obviously think the content is good enough to continue visiting, why not share that with your family, friends, neighbors, and co-workers? Second, if you’re on Twitter or Facebook follow or friend me. Join me in building an online community for San Antonio real estate second to none. You can also share my posts on both sites and bring more people in as readers.

Even more important than those steps, you can actually help me find the sellers who need someone who will work hard for them. Know someone thinking of selling their home? Have you heard someone in the office mention they were interviewing Realtors®? Does someone in your family want to sell their home so they can move closer to you? Is your neighbor in the military and recently received new orders? As you can see there are always people around you that might be about to list their home for sale in San Antonio. Mention me, send them to the site, have them call or email me…better yet, ask them if they would mind if you passed on their information to me so I can contact them. You can help me make the contact, but after that, it’s up to me to show the seller why choosing me as their agent would benefit them.

All I want for Christmas is to take on San Antonio real estate in 2010 and be the best I can be. To show San Antonio that high-pressure sales and old-school sales tactics aren’t necessary in real estate. To help educate both my fellow real estate agents and the community about real estate issues and theories that affect us today and in the future. To connect people in San Antonio through common ties – whether telling someone about a great restaurant or helping a buyer find a lender who’s not just looking to get you to sign off on a loan, but to make long-term relationships. I’m taking steps in both the industry and the way I work within the industry in order to bring about a better real estate experience – not just for my clients, but for all buyers and sellers.

This is an excellent goal. One of the secrets to success I believe is to have defined, written goals. In regards to the listings, one at a time !

I didn’t define my goals early on, but once I started defining them, I found them much easier to accomplish. When I didn’t quite reach them, I was also able to analyze why and what changes to make to refine them even more, so that they were not only attainable, but that I could exceed them as well.

Hope you two are doing great and having a wonderful holiday time. It’s cold here in San Antonio, but no snow.
