San Antonio Real Estate – Will 2010 Improve?

2010 and the San Antonio real estate market.

I hate predictions of what’s going to happen in the coming year. I got this way during the sudden (and sharp) rise in gas prices when there were economists on TV telling me that by the end of summer we would see gas prices above $5. When they started to decline, I saw the same economist acting as if he had never said that and predicting gas would fall below $1. Neither prediction came true, but he is still considered a trusted economist on TV and is more often than not the one predicting the next boom or bust. Everyone has opinions and everyone wants their fifteen minutes on TV.

I already had my fifteen minutes, so I’m not looking to make a prediction. However, this morning, I noticed some interesting trends of RErockstar.com that made me think about what 2010 will be like for San Antonio real estate. I had already noticed the overall trend, but something about today’s numbers made me really give them some consideration.

You’re out there and you’re looking.

One of my most popular posts have been about the First Time Home Buyer Tax Credit, which comes as no surprise. The tax credit information was foiled by a lot of false information of the web, hasty announcements, and general confusion about the rules and how they applied to each person’s case. Of course, this was a national issue, not just one particular to our San Antonio real estate market.

Behind that comes the many market reports I have done for San Antonio and the market areas I cover. I’ve admitted in the past that this surprised me as I didn’t know so many people were interested in statistics (maybe general statistics, but not the kind of specific statistics on market areas in San Antonio that I provide), but recently it seems the demand is getting stronger and more people are coming to view them; first time and repeat visitors alike. No website would ever be upset about that sort of traffic increase.

Even more specific though, I find more of you are looking to find San Antonio neighborhood information. The increase has been going since December 2009, but since we crossed the line and moved to 2010, I’m seeing a focus of these posts and visitors who are spending more time on those pages and looking at more pages than the average visitor.

Now while this doesn’t necessarily prove anything about the future of 2010, but it does show that people are getting a bit more focused on their home searches. The San Antonio home search page has become more active as well and despite its no registration requirement, visitors are registering more before than ever. All positive signs that San Antonio is out there and they’re thinking about real estate in 2010.
